AppFolio Pricing: Per-Unit Rates and the 50-Unit Floor

AppFolio charges per unit per month, starting at $1.40 for residential and student housing, $1.50 for commercial and $0.80 for community associations on its Core plan. The Plus plan, aimed at portfolios above about 1,000 units, runs $3.00 for residential and student housing, $1.50 for commercial and $0.85 for community associations.

Two things set the real floor rather than the per-unit rate: a 50-unit minimum and a minimum monthly spend that AppFolio does not publish.

There is a third tier, Max, with no published rate at all.

Core

The out-of-the-box plan. Property accounting and reports, end-to-end marketing and leasing, work order management, inspections and unit turns, mobility tools, integrated communication, AppFolio Stack standard integrations, the Realm-X assistant and messages, purchase orders and inventory tracking, and standard support.

Core is a complete property management system rather than a stripped entry tier, which is unusual in this category. A 200-unit residential manager pays $280 a month at the published rate before add-on services.

Plus

Aimed at larger, growing organisations, typically managing 1,000 or more units across regions. It is configurable where Core is out of the box.

Note that Plus is more than twice the residential per-unit price of Core, not less. This is not a volume discount tier. It is a different product with more configuration, sold to bigger operators, and the price goes up with it.

Max

The top tier. AppFolio publishes no rate for Max at any portfolio type, so it is quote-only.

What the pricing page glosses over

The visible page is a quote wall. Every plan card ends in “Get a Quote” or “Book a Free Demo.” The per-unit rates above are published by AppFolio in the page’s structured data, which is what search engines read, but the page a human sees does not display them.

The minimum spend is not published. The fine print reads “Minimum spend and 50 unit minimum apply. Contact us for details.” At $1.40 a unit, 50 residential units is $70 a month, which is almost certainly below the real minimum. Since the minimum spend itself is unstated, the smallest possible AppFolio bill cannot be worked out from the pricing page.

Fifty units is the entry ticket. A landlord with 20 doors is not a small AppFolio customer, they are not an AppFolio customer. That is a deliberate position and worth knowing before you book the demo.

Plus costs more per unit for residential and the same for commercial. Residential goes $1.40 to $3.00 and student housing does the same, while commercial stays flat at $1.50 and community associations barely move, $0.80 to $0.85. The upgrade decision is completely different depending on what you manage.

Add-on services sit outside these rates. Tenant screening, insurance, payments and the rest are priced separately, as they are across this category.

Is AppFolio free?

No. There is no free plan and no published free trial. AppFolio sells through a demo and a quote, with a 50-unit minimum and a minimum monthly spend. The closest thing to a trial is the free demo.

When AppFolio isn’t the whole answer

AppFolio is a serious system for a serious portfolio, and the per-unit model scales sensibly once you are past the minimum. If you manage hundreds of doors, the accounting and leasing depth is worth the money.

What no property management system does is answer the phone twice. The owner who emails on Sunday about a maintenance invoice. The prospect who replies to a listing and needs a showing booked before someone else takes the unit. The vendor chasing a work order update. Every one of those is a message that needs a reply and a time on a calendar, and every one of them lands on a person.
