Starter
$69 a month billed yearly. Online rent and fee payments, tenant portal, maintenance management, two-way communication, accounting and reporting, rental applications and screening, lease management, cash payments by Western Union, dashboards, e-signature and a tenant CRM.
For a landlord with fewer than 10 doors this is a complete system at a sensible price. The catch is the fee schedule, which is where Starter costs the most.
Pro
$149 a month billed yearly. Everything in Starter plus the AI add-on covering AI inspections and the AI assistant, workflows, advanced accounting and reporting, live bank connect, QuickBooks Online sync, tenant announcements, advanced maintenance, outgoing payments, budgeting, listings, user access roles, calendar, comprehensive reports and showings. Support widens from chat to email, chat, phone and Zoom.
Premium
$209 a month billed yearly. Everything in Pro plus VIP priority support, free incoming ACH payments, free personalised websites, a Zapier integration, free e-signatures, free business verification setup, custom convenience fees, additional users with no listed cap, data storage with no listed cap, advanced customisable dashboards, API access, CAM reconciliation, audit logs and affordable housing reporting.

DoorLoop’s plan prices are close together. Its per-transaction fees are not:

Outgoing EFT payments are $0.99 each on Pro and Premium, and mailed checks are $1.79. Tenants pay a 3.25% platform fee on credit card rent payments. Tenant screening is charged to the prospective tenant, not to you.
Work the ACH line. A manager collecting 40 rents a month by ACH pays $99.60 in fees on Starter and $39.60 on Pro. That $60 swing covers most of the $80 monthly gap between the two plans before you count a single feature.
What the pricing page glosses over
The annual arithmetic on DoorLoop’s own FAQ does not add up. The FAQ’s worked example says that adding 10 units on the basic plan “would cost $708 upfront for the entire year ($69 x 12 months).” Sixty-nine times twelve is $828. Ask which figure is the one you will be charged before you commit to a year upfront.
The discount is described two ways. The plan toggle advertises up to 25% off yearly billing. The FAQ says up to 20%. Starter actually falls from $99 to $69, which is about 30%. The three claims do not agree.
Starter’s 10-unit ceiling is hard. It is stated on the plan card and nowhere else. Eleven doors means Pro.
Onboarding is charged separately and by portfolio size. The Premium card carries a footnote reading “Onboarding fee based on portfolio size.” No figure is given on any plan.
Websites are a real line item on the lower plans. A Starter customer who wants a listing site pays $999 a year for it, which is more than the software. On Premium it is included.
The welcome offer is time-limited. DoorLoop currently advertises 30% off for three months plus waived onboarding on select plans, with an expiry date on the page. Budget for the standard rate.
Is DoorLoop free?
No. There is no free plan. DoorLoop sells a free demo and runs promotional offers, and the cheapest ongoing option is Starter at $69 a month billed yearly for up to 10 units.
When DoorLoop isn’t the whole answer
DoorLoop is well built and honestly priced for a small portfolio, and the fee schedule is more transparent than most of the category even when the numbers are not in your favour.
What it does not do is the conversation. A prospect replies to a listing at 9pm and wants to see the unit on Saturday. An owner asks for last month’s numbers in an email rather than logging into the portal. A tenant reports a leak by text to whoever’s number they have. Every one of those needs a reply and most of them need a time on a calendar.
That is where Carly works. Zapier-style workflows are free, so a rule like “when a showing request arrives, check my calendar and offer three windows” costs nothing to run. Booking pages and connected calendars are unlimited, so an agent can publish a link per property instead of trading messages.
