ChatGPT + CINC: No App, and the Approved Way In
ChatGPT has no CINC app. Search the Plugins directory for CINC, or for Commissions Inc, and nothing comes back. Your leads, your pipeline stages and your deals sit inside CINC where ChatGPT cannot see any of it. Add Carly to ChatGPT once and CINC comes with it, in the same chat as your mail and calendar.
Where CINC sits against ChatGPT’s plugin directory
ChatGPT will also take a server address you type in yourself, which is how software that has built for it gets in without being listed. CINC publishes no address to paste.
Most real estate software is in the same position. Lofty published an official app in September 2026 and is the exception rather than the rule. BoldTrail has nothing in the directory, and neither does Follow Up Boss.
The gap lands on the part of the day that pays. ChatGPT can read the portal inquiry sitting in your inbox. It cannot tell you whether that person already registered on your IDX site last March, which agent owns them, or whether anybody has picked up the phone yet.
If you searched “CINC MCP”, you probably found the wrong CINC
Two companies use this name, and confusing them sends people down a dead end. CINC Systems sells accounting and management software for HOAs and community associations, and a developer published an MCP server for that company’s REST API on GitHub in July 2026, with thirteen tools covering associations, homeowners, architectural review requests, vendors and aged balances.
None of that touches your lead pipeline. CINC the real estate platform, at cincpro.com, is a different product from a different company, and it has published no MCP server of its own. You can check the plumbing yourself. The obvious addresses, mcp.cincpro.com and mcp.cincapi.com, do not resolve at all, and asking CINC’s public API for an /mcp path returns exactly the same Unauthorized reply it returns for a path that was never there.
Third-party routes do exist. CINC has a first-party Zapier integration with triggers for new leads and pipeline changes, and Zapier’s own MCP endpoint will hand those to any assistant, at the cost of another account holding a credential to your database.
CINC’s API is real, and it opens by approval
This part surprises people who assume a lead-gen platform is a walled garden. CINC runs a documented v2 REST API at public.cincapi.com covering leads, lead notes and labels, deals, agents, and the text message history on a lead. It has genuine webhooks too, with events for lead.created, lead.inquired, a label going on or coming off, a note being written, a listing being viewed and the primary agent changing.
What it is not is self-serve. There is no screen in your CRM with a Generate Key button. Access runs on OAuth: an integrator application is registered with CINC’s developer team first, which issues a client ID and secret, and a user on your site then authorizes that application through a CINC sign-in consent screen.
One detail saves a wasted afternoon. CINC’s documentation says the current version grants access, plain read access included, only to agents with broker level status. So the person clicking approve is your broker or team lead, not an individual agent.

CINC’s own AI is not a ChatGPT integration
CINC sells Alex, an optional add-on that texts new leads on your behalf, qualifies them from scripts written by producing agents, and hands them back with the full message history. In September 2026 CINC shipped Nurture Engine, an upgrade to the AI behind Alex that gives it more of each lead’s context: what they said before, what they browsed, the notes you added. The same release rebuilt the mobile dialer with recording, transcripts and AI call summaries.
All of it works, and all of it runs inside CINC. None of it connects to your ChatGPT account, reads your inbox, or answers you in a chat window. “CINC has AI” and “CINC works with ChatGPT” are two different sentences.
The CINC work that happens after the chat closes
A plugin answers when you ask it. Nothing in ChatGPT is watching CINC.
ChatGPT added event triggers for Gmail, Slack and GitHub, and the plumbing underneath is turning out to be the hard part. An open thread on OpenAI's own developer forum documents Gmail and Drive showing as authorized in Settings while conversations report them unavailable at runtime, logged on 28 August and 1 September 2026 with no public fix. What people report going wrong with ChatGPT’s plugins
Two dated public reports are worth reading before you put your client database behind one. A thread opened on OpenAI’s developer forum on 19 December 2025 describes custom connections being invisible inside ChatGPT Projects, and, outside Projects, dying after three to five tool calls with a list_resources returns only {finite: true} error. Around twenty replies followed, several confirming it.
Separately, a thread opened on 25 August 2026 documents a connection that works once in a conversation and then vanishes from the picker, with no second request reaching the server, in both the web client and the desktop app.
Neither is CINC’s fault. Both are reasons not to build your lead response on a chat window staying open.

Does ChatGPT have a CINC app? No. There is no CINC entry in ChatGPT’s plugin directory and no Commissions Inc entry either, and CINC publishes no server address you could add yourself. The way in is the Carly plugin, which holds your CINC authorization and answers from your live pipeline.
Is there a CINC MCP server? Not for the real estate platform. The server people find when they search is a community project for CINC Systems, the HOA software from a different company. CINC at cincpro.com has published nothing, and the obvious MCP addresses on its domains do not resolve.
