Claude + Propertyware: How to Connect It in 2026

There’s no Propertyware connector in Claude, and Propertyware hasn’t shipped an MCP server. But Propertyware’s REST API runs on a key your administrator creates in a few clicks. Hand that key to Carly, add the Carly connector to Claude, and your units, leases and work orders are one question away.

Where Propertyware stands with Claude

Propertyware is RealPage’s platform for single-family and mixed portfolios. RealPage announced MCP access for its Lumina AI platform in August 2026, aimed at its enterprise products. As of October 13, 2026, there’s nothing from that a Propertyware customer can add to Claude, and mcp.propertyware.com returns the same error as any made-up Propertyware subdomain.

The API is the part you can use today. Propertyware offers a newer REST API alongside its older SOAP one. An administrator switches the API on and creates keys, and each key is scoped to the data you pick for it, such as buildings, units, portfolios or prospects, with read or write access to each.

How to connect Propertyware to Claude through Carly

  1. Turn on the API and create a key. Signed in as an administrator, enable the API in your account settings. Then open Administration Setup → API Keys, create a key, and choose the data it can reach. Propertyware shows a client ID, a secret and your system ID. Copy the secret right away: it’s shown once.
  2. Connect Propertyware in Carly. In Carly, go to Integrations → Connect an API and connect Propertyware there.
  3. Add Carly to Claude. Click Get the Carly connector, then Connect, and sign in.
  4. Ask Claude about your portfolio. It answers through the Carly connector with live Propertyware data.

What Claude can do with Propertyware once Carly is in

  • “Which units at the Ridgeview portfolio are vacant, and how long has each been empty?”
  • “Pull every work order opened this week and group them by vendor.”
  • “Josh Whitaker’s lease on Birch Lane is up in March. What’s his rent, his payment history, and does anything stand out?”
  • “List new prospects from the last 7 days and draft a reply to each one asking for a showing time.”

With your Gmail or Outlook connected in Carly, Claude can answer the owner’s question and draft the reply in the same chat.

The limit: nothing in Propertyware can start Claude

Claude answers when asked. Its scheduled tasks run on a clock, and no Propertyware event can wake it up. A new prospect inquiry, an overdue balance, a work order sitting unassigned: none of them reach Claude until someone opens a chat.

Carly does that work on its own, on a schedule you set or when an email comes in:

  • When a prospect inquiry email lands, look up the property in Propertyware, reply with available showing times from your calendar, and book the slot they pick.
  • Every weekday at 9, find work orders older than two days with no vendor and send them to the right vendor with the unit details.
  • On the 6th, list every tenant with a balance, email each one a reminder from your mailbox, and send you the summary.
  • Every Friday, send each owner a short update on their units.

Carly connects to thousands of apps, so the same workflow can update your books, ping your team in Slack, or put the inspection on the calendar. You set it up in plain English. FAQ

Does Claude work with Propertyware?

Not out of the box. There’s no Propertyware connector in Claude and no official MCP server. Connect Propertyware to Carly with an API key, add the Carly connector to Claude, and Claude can work with your Propertyware data.

How do I get a Propertyware API key?

An administrator enables the API in account settings, then creates a key under Administration Setup → API Keys and picks the data it can reach. You get a client ID, a secret and a system ID. The secret is shown once.

Is the RealPage Lumina MCP the same thing?

No. RealPage’s August 2026 announcement covers its Lumina AI platform for enterprise products. It isn’t something a Propertyware customer can add to Claude today.

Can Claude reply to prospects automatically?

Not on its own, since a new inquiry can’t start a Claude task. Carly picks up the inquiry email, checks the property, offers showing times and books the one the prospect picks.

"Before Carly, I relied on a Calendly link, but the whole process felt impersonal and not very professional. Carly changed that by handling all the back-and-forth, so I'm no longer stuck in endless email threads trying to line up schedules.

Now Carly reaches out to candidates, shares my real-time availability, lets them pick a slot, then sends a Zoom link and drops it straight into my calendar. She sends reminders to both of us before each call, which has significantly reduced no-shows and last-minute confusion.

On top of scheduling, Carly acts like a full executive assistant, sending me my schedule the night before so I can prepare for each call. It reminds me of the old x.ai assistant, but Carly is noticeably smarter, faster, and better suited to my healthcare recruitment business."
